DIY AI AUDIT VS. SELAH AUDIT

ChatGPT can tell you how to improve an Airbnb. It can't tell you how to beat the listings next to yours.

AI gives you a checklist. A Selah audit compares your listing with the homes guests are actually choosing between, then tells you what to fix first.

WHAT A PROMPT CAN'T DO

Five things a chatbot can't do for your listing

  1. 01

Benchmark you against your comp set

The question isn’t whether your listing is “good.” It’s whether it beats the comparable homes a guest is weighing it against. That takes market data a chatbot doesn’t have.

  2. 02

Judge your photos like a designer

A photo can be sharp and well lit and still read as flat. We score rugs, lighting layers, bed styling, curation, and texture, then reorder your gallery so it builds desire from the first photo.

  3. 03

Find patterns in what guests actually say

Your reviews are read side by side with your strongest competitor’s. What they praise and you don’t is where bookings are being won and lost.

  4. 04

Tell you what’s worth paying for

Hot tub, workspace, EV charger, or nothing at all? Amenity recommendations are tied to what comparable listings near you offer, with an estimated rate impact. Sometimes the answer is “you’re already competitive.”

  5. 05

    Put the work in order

Every recommendation is sorted into Do First, Plan For, or Nice to Have, and you get a follow-up report after 30+ days to see what changed.

In the interest of honesty

Yes, our audit uses AI too.

AI is good at reading photos and drafting copy. What makes the result useful is what it's given: performance data for your comp set, your full review history next to a top competitor's, and a scoring framework built by a Superhost who designs short-term rentals for a living.

Nadya, founder of Selah Collective

WHO'S BEHIND THE SCORE

A Superhost first, then a designer

Nadya built her first Airbnb from the ground up and learned that a beautiful space isn't enough on its own. What guests book, and remember, is how a space feels and how easily it works.

The Selah Score turns that judgment into a repeatable system. It scores five areas: First Impressions, Revenue, Bookability, Curation, and Guest Experience. Each one is measured against your actual competition, not against a generic checklist.

QUESTIONS

Questions about AI and audits

Can’t I just paste my Airbnb listing into ChatGPT?

You can, and it will give you reasonable general advice about titles, photos, and descriptions. What it can’t do is compare you with the specific listings guests are choosing between in your area: their rates, occupancy, revenue, amenities, and reviews. That comparison is where most of the useful recommendations come from.

Is the Selah audit AI-generated?

AI does part of the work, especially photo analysis and drafting. The difference is what goes into it: market and comp-set performance data, your full review history alongside a top competitor’s, and a scoring framework built by a Superhost and designer. A chatbot prompt has none of that.

Where does the comparison data come from?

We use short-term rental market data covering listing performance, pricing, and availability for comparable homes near yours. Comps are matched on property type, size, and location. In rural areas with no defined market, we build the comp set from a radius search.

What if the revenue numbers don’t match what I actually earned?

Market data models revenue from calendars and asking rates, and it can be well off from your real payout. We treat those figures as estimates. If you share your actual earnings, the audit uses them as the baseline.

What does it cost?

The audit is $295 one time, with no subscription. It includes a follow-up report after 30+ days, and later reports for the same property are $30. If you upgrade to a designer consult or redesign, the full $295 is credited.
